Mediterranean Reimagined
Set along the shores of Lake Austin, this project began as a dated Mediterranean-style home defined by heavy stucco, clay tile roofing, and compartmentalized spaces that no longer reflected the way the owners wanted to live. The vision was not to tear it down, but to thoughtfully transform it—preserving its presence while elevating it into a refined, modern waterfront estate built for gathering, entertaining, and everyday enjoyment.
The home was taken down to the studs and completely reimagined. The original clay tile roof was replaced with a black standing seam metal roof, paired with black-framed windows and a clean white stucco finish to bring clarity and contrast to the architecture. Inside, walls were removed to create a seamless flow, allowing uninterrupted sightlines from the front entry through to the lake.
A defining feature of the home is the custom glass elevator, designed to maintain views of the lake while connecting the main and lower levels. The experience is elevated further with a custom wallpaper installation within the shaft, creating the feeling of descending into a serene, water-inspired environment.
The rear of the home was completely rebuilt into a layered outdoor living experience. The upper level connects directly to the main living areas and features a vaulted wood ceiling, integrated audio, cooking space, and generous seating overlooking the water. Below, a covered lower level provides a flexible family zone—ideal for kids to watch movies, play games, and gather—with its own refrigerator, sink, and a quiet office space for work and calls.
The home was designed to support large families and effortless entertaining, with features such as dual dishwashers, multiple laundry areas, and extensive custom LED lighting throughout. Even the crawl space was thoughtfully converted into a sealed, conditioned storage area with proper ventilation and vapor barrier—creating clean, protected space for lake equipment, golf carts, and seasonal items.
The boat dock was fully reconstructed using durable, marine-grade materials that mirror the finishes of the home, complete with integrated lighting and technology to create a cohesive waterfront experience from the house to the water’s edge.
Performance and durability were equally prioritized. The home includes top-tier HVAC systems with integrated dehumidification to manage humidity in a lakefront environment, along with automated window coverings for privacy and energy efficiency. Frost-proof hydrants were also incorporated to reduce maintenance and support long-term usability.
The result is a home that feels both elevated and effortless—a modern Lake Austin estate that honors its original character while fully embracing how the owners live today.
